The Dorchester Collection’s move to Sunningdale last year to open their five star Coworth Park Hotel confirmed the village at the heart of an area that’s a playground for the rich, royal and famous. Its golf club is legendary, polo fields pristine and the nearby racecourse at Ascot, world-renowned. No wonder house prices reflect the area’s popularity as a great place to work and play.
The newest big development in Sunningdale comes from Bellway Homes. Boxwood Grange comprises 15 apartments that range from £395,000 to £795,000. Over the past three years apartment blocks have been built along the A30 to cater for the growing number of commuters, attracted by good road and rail links.
Prestige properties in spacious grounds are dotted around the village or near Sunningdale Golf Course. Homes on Fireball Hill, around Larch Avenue and Shrubbs Hill Lane all carry price tags in the small millions.
Sunningdale’s old village has remained virtually unchanged for years. You’ll find larger Edwardian properties, Victorian semis and a few modern family homes. Nearby Sunninghill also has period cottages, as well as a large family oriented development, Cavendish Meads. At the village’s heart are independent shops, including a café and deli.
While the area has not been totally immune to downward market trends, it hasn’t been affected as badly as most. Demand for good family houses remains strong, especially from those moving out of London.
Dan Burstow, Head of Savills Sunningdale says: “Activity is up, and May was the busiest month of the year to date in terms of instructions taken on and sales agreed.” He does, however, sound a note of caution when he says: “Purchaser levels remain relatively low and pricing remains key to a successful sale.”
Martin Burrow of Knight Frank agrees. He says: “Buyers are more educated and know more or less what a house is worth. If you have a decent house in a decent location and ask a realistic price, you will find a buyer.”
